As the environmental certifications affect the price and timing of the sale of a house

The house with the green dot is worth more and sell easily. The system of environmental certification has a few years in Italy and this makes it difficult to estimate the value added of housing, but certainly the presence of claims provides an extra boost in terms of competitiveness. In the presence of multiple names, the urgency becomes rather to choose the right solution for your needs.

Housing market still in trouble

The latest data on the housing market show that the industry crisis is not yet over: according to the Observatory edited by the Land Registry in the period July-September sales of property have fallen by 2.7% over the same period last year, thus indicating a turnaround after two quarters of recovery. In a context that remains fundamentally in suffering, you are saving the North (2.6%) and Central (+2%), while the collapse continues in the South (-13.8%).

Fast turnaround on sale

Until some time ago month analysts esteemed around 10-15% of the added value of a property certificate. Today it is more difficult to make estimates of this type because the market is in an exceptional situation, but all agree that a building constructed in class A you can sell in a few weeks, compared to several months required for a similar one, made with traditional techniques. But, if those who buy today hardly does so with the aim of reselling in a few years, you may want a little guide to disentangle the different symbols on the market and choose the one that best suits your needs.

Autonomy in the first row

The first symbol to appear in the Italian market was KlimaHouse, created by the province of Bolzano, which has made it binding in its territory. So much so that about 3 thousand of homes so far certified by the Climate House (public corporation), more than 2,500 are located in the South Tyrol. The certificate is issued to both new buildings, both at the refurbished ones that have obtained significant progress in terms of energy consumption. Three categories of certification provided: KlimaHouse Gold, assigned to properties that richiedono10 kilowatt hours per square meter per year, KlimaHouse A, which has a consumption of less than 30 kW, finally KlimaHouse B, if they require less than 50 kilowatt hours per square meter in a year. The outlay required for certification is 1,500 euro for residential units up to 300 square meters, up to 5 thousand euro for buildings up to 2 thousand square meters.

In nearby Trento is based Gbc Italy, our local division of the U.S. Green Building Council, which developed the brand LEED (Leadership in Energy and Environmental Design), which takes into account 64 parameters, divided into six sections: the sustainability of the site; management water, energy and atmosphere, materials and resources, indoor environmental quality, innovation in design and regional priority. The scores obtained within each section are added together and the final classification is divided by colors, with the LEED Platinum buildings that rewards the most innovative and efficient from the point of view of energy, followed in order by Gold, Silver and Base. The average cost of this certificate may vary from 10 to 20 thousand Euros, depending on the size and the fact whether it was intended or not already in the design phase according to criteria environmentally sustainable.

Regional initiatives

In Milan, was born System Buildings, sticker designed by ICMQ, which assesses the energy performance and environmental impact of new buildings and existing ones undergoing restructuring on the basis of criteria such as the insulation of the property and the monitoring of heating systems, as well as thermal comfort, noise and light. The average outlay for a certification of this type is around 3-4 thousand euro for a new building from 5:00 to 6:00 floors.

Finally, there Ithaca, public certification system developed by the homonymous body (whose name is an acronym that stands for Institute for Innovation and Transparency in Procurement and Environmental Compatibility), which assesses the level of environmental sustainability Building recital 45 parameters. Each participating region (Basilicata, Friuli Venezia Giulia, Lazio, Liguria, Marche, Piedmont, Puglia, Tuscany, Umbria, Veneto and Valle d'Aosta) has margins available to evaluate the weight of the various parameters. A regional branch that makes the average costs vary considerably from one region to another.
